Amazon is no longer attached to plans for a fulfillment center in Bothell. Instead, a larger industrial project will go forward without the Seattle online retail giant.
Filings from June 2021 detailed plans for a 103,220-square-foot fulfillment center at 18712 Bothell-Everett Highway, and emails between the developer Panattoni Development Co. and the Washington State Department of Transportation revealed that it was planned for Amazon’s use. But in April, applications and other associated documents for what was dubbed the North Creek Commerce Center were withdrawn.
A month later, Panattoni filed an updated land disturbance application for the industrial park at more than double the previous size. It described a three-building site of approximately 249,384 square feet with office space in two of the buildings.
Not only was Amazon absent from the updated project, a flyer for the property from September marketed the entire property for lease.
Amazon did not respond to a request for comment.
“The North Creek Commerce Center is moving forward with three buildings totaling just under 250,000 (square feet). Construction will begin in 2023 and its anticipated delivery is Q4,” said Travis Hale, a Panattoni partner, in an emailed statement. “We will be able to share more information on the use of the buildings as the project progresses next year.”
The site now houses an RV and boat storage park, seven homes and a used car dealership, all of which will be demolished.
An updated traffic impact analysis has removed reference to the site as a fulfillment center — a term Amazon uses to describe warehouses in the middle of its shipping chain — but average daily trips will be comparable to what the developers expected after drawing up the earlier plans. The industrial park is expected to have 836 daily trips, 761 more than it has now.
MWPVL International, which tracks Amazon’s global logistics network, still lists the Bothell site as a future fulfillment center for Amazon. The logistics consulting firm tracks canceled and delayed Amazon projects across the country.
Amazon has been mum on details for warehouse projects in Washington state, but one site in Burlington has yet to open though it was expected to open early this year. It’s also dropped plans for warehouses in Seattle’s Interbay and Mount Baker neighborhoods.
Amazon has at least 40 warehouses in Washington and has plans for at least seven more, according to Business Journal research.
